About Christine "Malpica" Sullivan

Christine Malpica Sullivan is the Broker, Owner, and Founder of Evolve Property Group and a seasoned real estate operator and asset manager with nearly two decades of experience across small multifamily, single-family, commercial retail and office, and special asset portfolios.

Christine launched her real estate career in 2008 as a sales associate specializing in investor transactions, working closely with buyers focused on distressed, value-add, and income-producing properties. As the financial crisis unfolded, her work evolved into the distressed asset space, where she transitioned into the role of Short Sale Negotiator and earned the SFR® designation. During this period, she worked directly with lenders, receivers, and investors to acquire, reposition, and resolve distressed and bank-owned assets.

This early institutional exposure shaped Christine’s deep operational expertise. Her work naturally progressed from acquisition and repositioning into long-term ownership strategy, as investor clients required professional property management to support expanding portfolios. Her expertise centers on operating real estate throughout the full investment lifecycle from acquisition and stabilization to cash flow optimization, refinance, and strategic disposition.

Christine has extensive experience working with receivers and bank special assets teams, stabilizing operations, preserving collateral value, and positioning assets for sale or alternative resolution. She is particularly known for bringing structure, systems, and accountability to complex or underperforming assets.

Throughout her career, Christine built, scaled, merged, and sold multiple full-service real estate brokerage, property management, and community association management firms. At peak operations, her companies collectively operated portfolios exceeding 1,000+ doors. She successfully owned and operated several property management companies and a community association management firm and led a strategic multi-state merger, integrating operations, teams, and systems across markets.

Following a successful divestiture from the merged enterprise, Christine founded Evolve Property Group with a focused vision: to create a boutique, high-touch firm delivering sophisticated real estate and property management services grounded in systems, relationships, and long-term value creation. Today, Evolve operates from its flagship Orlando office with additional coastal and regional Florida offices serving owners, investors, and special asset portfolios.

Christine has served as an advisor, expert witness, keynote speaker, and panelist on topics including property management operations, systems development, business growth, and change management. She has contributed articles to industry publications and co-founded and co-hosted a real estate investing podcast focused on practical, operator-driven insights rooted in real-world execution, scale, and long-term ownership strategy. Christine studied Business and Organizational Management, a foundation that continues to inform her disciplined approach to systems design, leadership development, and operational efficiency.

Her industry leadership previously included service as a Florida REALTORS® Director, Chair of the Orlando Regional REALTOR® Association’s Property Management Council, and leadership roles within the National Association of Residential Property Managers (NARPM) at both the local and state levels. She also served on executive boards of nonprofit and professional organizations supporting housing, education, and community development.

In addition to client services, Christine actively invests through her private investment company, focusing on sustainable growth and community revitalization. She has also founded and operated complementary real estate businesses, including a property rehabilitation company and a maintenance coordination firm serving other management companies.

At the core of Christine’s leadership philosophy is a commitment to operational excellence, thoughtful innovation, and service. Her mission is to enrich the rental and ownership experience by cultivating strong relationships and leveraging technology to enhance rather than replace—the human experience.

Christine is married to her husband, Vincent, and is most proud of her role as a mother. She values time spent with her family, especially traveling and creating meaningful experiences with her daughter.
